Once your financing is under your belt, the next step is finding your dream home. When you first meet your realtor, review what you are looking for in a home. What are your absolute needs, and what do you absolutely want to avoid? Your realtor will walk you through the home viewing process, the process of writing an offer, and finally removing conditions and starting the closing procedures.

Once you have a firm contract, you will want to arrange movers, hook up your utilities, and start the process of your address change. If you have children and are moving to a new community, contact the school district for information on enrolment.

The final step is the legal requirements of purchasing the property. You can hire a lawyer or a notary to help with the conveyancing process. The biggest difference using a lawyer versus a notary, is a notary cannot go to court if any litigation were to occur. Your lawyer or notary will complete the contract of purchase and sale, finalize your closing costs, work with the seller’s legal representation to transfer the funds, and register the property.

Once the property has been registered, your realtor will coordinate with you for the keys to your new home.
